Simple Advice For Brokers
Little bit of advice to land brokers from a developer. I get that you are ultimately trying to get the best value for client, but try to be somewhat reasonable with regards to future use, pricing, etc. A young guy who has been trying to get us a deal just pitched a Class B workforce garden MF development site as a Class A+ urban mixed-use dev site (MF, Office, Hotel, Retail). The whisper price is 5x what an aggressive land basis for a workforce deal would be. Being this far off the mark is a great way to torpedo your reputation. It tells me that you have no idea what the hell you are talking about.
