Sourcing debt deals

I've been working in the debt and equity space for over a year now as an analyst. Our group focuses primarily on multifamily agency debt and we are located in a major Texas market. I've used the search function but didn't find anything that goes into much detail.

My question: for any of you monkeys who started out as an analyst like me, how did you start bringing in your own deals? How did you find leads? What strategies did you put into action to source deals?
