I'm wondering if there are any central databases that I can use to find smaller non-institutional assets. The price range I'm targeting is sub $10m. I have access to Costar, MLS, etc for all marketed opportunities, however I want to find the best way to access foreclosures and purchasing of debt etc. Any advice would be welcome!

My understanding is that properties that go into bankruptcy usually are handed over to a trustee and the trustee than sells that property. Does this sale usually take place in a public auction or does the trustee hire a broker ? Curious how this works.
