Start Real Estate Fund

Hey everyone I was just wondering who is going out to start there own real estate fund? We are looking for partners that may want to create a fund for sfr / multifamily/b4r in the sunbelt region. Who is sick of working there 9-5 ? How many people intend to take there dreams to the grave? Anyone who work for the larger real estate funds, how about you take what you have learned and do it yourself. Seriously we are looking for entrepreneurial minded people. If you are planning to retire  at your 9-5 or looking to talk negative  don't bother responding.

Your dreams are going to the grave if you are only sold on housing types and a belt. Chinese government construction philosophy, can't wait for that prosperous year. 9-5 is a bad thesis for a fund, that's a change to a different company. 

Like serve an industry or a niche area, study US census and Fed data and figure out a thesis, do one thing great or too many terrible. No one likes boring low return funds. Blackstone is buying neighborhoods, blocks and city centers, what do you have to add? New starts gamble or high appreciation growth areas? 

 

You are an absolute genius sir! Nobody has ever thought about buying MF in the sunbelt region. Please take my millions of dollars. Better yet I quit my job, I am coming to work for you. I see your strategy is very contrarian. Buying 3 cap deals in Atlanta in a rising rate environment, extremely smart!!! We're going to make so much money when we exit these investments in Year 65. Send me your info and lets start making real money together!

 

Just started out as an analyst and don’t mean to come off as a dick, but this reply feels so bitter. Bitter that you’re stuck doing whatever it is, stagnant in your position. I mean OP just threw something out there, you didn’t have to respond. Only reason I comment is because I hope I’m not as sour as you after some / many years in the industry. I have big hopes but truth of the matter is that everyone has big hopes and not everyone achieves them. I could very well be one of those people to not achieve them as well. Anyways, good luck to everyone in what they’re doing.

Its great to dream and to work to achieve it, but when you respond by trying to raise millions of dollars over a public forum with whom the OP has had no other contact with and just condescendingly tells people who are " If you are planning to retire  at your 9-5 " to dont bother responding, theres something wrong with a person like that. OP could very well achieve his dreams, but hes got to be smarter about it. First build relationships in order to get peoples trust and confidence in you. Present a business strategy.

OP should have created a topic and stated "Hey group. I am looking to potentially put a fund together. I have a well laid out business strategy and plan to effectively target market XYZ by doing yada yada. I can provide a presentation on my projections and the value I can bring to the table. I am actually looking to build a fund with like minded individuals and grow it together as partners. I understand many of you have day jobs, but if you have some time, I can show you my plans and how we can all benefit. Thank you for your consideration."

He would have sounded respectful and decent, but nope like a royal dipshit OP decides to tell people to quit their jobs (using poor grammar) and join him on starting a fund when nobody even knows who he is.

Anyone can achieve their dreams, but it's about your approach. Yes, maybe we could have all taught OP better manners instead of replying with insults, but what type of response was he honestly expecting.
