In my experience, having an altruistic focus as a manager does not transparently materialize in the bottom line. However, you have to appreciate that LPs (especially institutional LPs) are only 98% focused on the bottom line.

This is to say, I have seen many real estate funds with sustainability / social impact goals and parameters. It is substantively a marketing tool for LPs, especially those with more altruistic goals on paper. I've most commonly seen this with European investors, who (at least for now) tend to have a more altruistic mandate at times.
