Hearing a lot of noise and I haven't seen construction pricing recently, have ya'll been seeing any feedback for construction pricing? Copper/Lumber/Steels all over the place, natural gas is up like 100% which I'm definitely not going to capture in my underwriting to actually get a deal done.
Is this noise or are we screwed on '25/'26 starts?
