Transition: LL LEASING to Inv. Sales

Hi I have been in CRE for about 6 years now and on my own for the last 3. A top 10 retail investment sales team has asked me to join their team to focus on the rocky mountain region.

I currently run a portfolio of about 30 strip centers and I am hesitant to give up this revenue stream, but eager to move on to a new challenge as leasing has gotten so old.

Any advice on how to approach this? Also, from what I am seeing these days, the sales guys routinely out earn the tenant rep or landlord leasing groups however there's less consistancy. Is this what other people are seeing?

Long-term I want to own centers, and while the leasing experience has been valuable, from what I can see be on the investment sale side provides more opportunity to own product. Any thoughts here?

Any chance they would let you do leasing and sales? Tough call.

I had a flair for languages. But I soon discovered that what talks best is dollars, dinars, drachmas, rubles, rupees and pounds fucking sterling.
