I've been giving free rein to underwrite a potential acquisition that was passed onto us from a local broker. Obviously, the OM provides a lot of inputs for the underwrite however I was wondering where people source their own assumptions for their models.
This is my very first attempt at underwriting a deal (it was mostly given to me to practice) so any and all suggestions help!
depends on the asset..MF/hotel/industrial/etc...the debt you would get from the capital markets analysis from an LTV % perspective, equity obviously the balance and if any mezz that would also come from cap markets..also fiancing costs would also come from cap markets..the assumptions on revenues and op ex i would get from comp assets in the area..if development constructions shoulf follow the S-curve for development..all the equity going in first before drawing down on the debt...
