Based on the most helpful WSO content, here are some key points on evaluating tenant creditworthiness:

  1. Credit of the Tenants:

    • Assess the credit score and history of the tenants to understand their financial reliability.
  2. Diversification of the Tenants:

    • Evaluate the tenant base's diversity. A diverse tenant base from several industries is less risky compared to having all tenants in a single industry.
  3. Weighted Average Lease Term (WALT):

    • Longer leases are generally better as they provide more stability.
  4. Expiring Leases:

    • Consider if the rent for expiring leases is below market value, as this can make the property more attractive.
  5. Capital Structure:

    • Analyze if the property is offered debt-free or if it is encumbered with high leverage or high prepayment penalty debt.

For a more detailed approach, you might consider the following:

  • Credit Review:

    • Review the borrower's financials to determine their net worth and liquidity. This involves checking how much cash or marketable securities they have on their balance sheet.
  • Guarantor Analysis:

    • This is often the most time-consuming part of loan memos. It involves a thorough analysis of the guarantor's financial strength and reliability.

For specific tools and solutions, you might look into:

  • Credit Reporting Agencies:

    • Use services from agencies like Experian, Equifax, or TransUnion to get detailed credit reports.
  • Background Check Services:

    • Utilize services that provide comprehensive background checks, including criminal history, eviction history, and existing liens or court cases.
  • Asset Search Services:

    • Employ services that can conduct asset searches to verify the tenant's asset holdings.
