Urban planning vs. MRED

Currently working for a lender in debt/ structured finance (Freddie Mac/ Fannie Mae) for affordable housing. End goal is to work for an actual affordable housing developer, rise to a senior position where I can eventually earn carry OR start my own firm.

Currently have a bachelors in business admin but am thinking of going for either a) masters in urban planning or b) masters in real estate development.
