One that comes to mind to me, which isn't necessarily top of the mind, is a space with is open but not wasteful.

Think larger ceilings to give more 'space' to not so much that it's like having 2 stories in one building. When I was at Zenefits we were in what use to be a mall and the storage area. Literally 40ft ceilings and it felt so large and the air was never stale.

The ability to use the natural layout of office space to help productivity and morale is HUGE in terms of a couple extra $1s of cost can turn into $100s of extra revenue.

So many - commute time for employees, commute time for executives, walk-ability, lunch/happy hour options nearby, if the site is located near complimentary businesses (competition, vendors, investors, etc.) if the submarket and neighborhood and building accurately reflect the image the company wishes to project, access to shipping or customers or airports, education demographics, age demographics, workforce demographics, if the TI buildout accurately reflects the image the company wishes to project, if the space is well utilized and functional, potential for growth, etc.
