What does it mean when a highrise has multiple phases?
I can't find any information online. Does this mean that Phase 1: Lowest 20 stories Phase 2: Mid 20 stories, Phase 3: Highest 20 stories? (In relation to construction?)
Or is it Phase 1: Planning Phase 2: Construction Phase 3: Selling/Leasing
I'm quite confused, thanks!
The latter: 1) planning & zoning 2) construction 3) leasing/selling
Phase 3 should be concurrent with 2 - perhaps even 1, depending on the build - rather than consecutive
Thanks!
I ended up asking my proff and he said phase 1 is building 1 and phase 2 is building 2 (seperate building).
Thanks for the breakdown however!
Another possibility is if it has multiple buildings. Sometimes with high rises they have different towers, so while the planning/zoning, construction, and leasing/selling phases are correct, sometimes they will stagger the delivery of different buildings if it is a large project.
This is correct.
I asked my real estate proff and this is what he said as well. I didn't even think about having 2 buildings on the piece of land we were talking about.

could also be a reference to construction process...ie, sitework, excavation, foundation, below grade pour, above grade pour, curtainwall, MEP, trades, etc
