It's probably the same thing. I know people in CBRE's debt & structured finance group and they'll refer to it as debt advisory depending on who they're talking to.
This is correct. I work at CBRE on the DSF team, and we mostly just say "debt brokerage" to avoid confusion, but have used both of those before. DSF much more common than debt advisory, but depends on who you're talking with.
