What markets are you guys investing in and WHY?
Specifically multi family, I am interested in learning more about the drivers that make a market great. Our firm, we are doing multi family construction in several cities, incl LA, SD, DFW, and CHI, but I know there are other markets that are "hotter" what's making these markets hot?
Population trends, employment, rent as a % of median income, land constraints (coastal).

we're active in all sunbelt markets where job/population growth is strong. some markets are easier than others. Houston is tough but you can find great opportunities if you know where to look. Phoenix and Dallas are crazy right now and Denver is getting too expensive for us but we still love the fundamentals
Denver is crazy right now. If you aren't building to 5.5%-5.75% YoC you pretty much aren't getting anything at the institutional levels. Straight 4% caps for existing Class A.
