What to do with a 300-acre parcel?

What would be the most profitable usage type for a piece of land this big other than subdivision?

Would My friend be able to do a prelease build-to-suit deal if he'a not a developer and has it under contract?

in my experience, highest and best use for this type of property is:

  1. Hunting area for imported white rhinoceros
  2. Mobile methamphetamine cooking facility
  3. Pumpkin patch/haunted forest combo

300 acres in the middle-of-nowhere? I guess you could lease/sell the logging rights. We have a piece of property sort of like this. We have hunting leases, an industrial building on it with several tenants, and we are holding it very, very long-term in hope that suburban sprawl will eventually reach that property. I personally think it's the dumbest investment that we own.

Any additional info about the subjects location might help- In the middle of nowhere with decent access to a major interstate is very different than in the middle of nowhere off some dirt road

Ok well it's in a rural agricultural area (zoned ag/res). Population of less than 35,000 people. It has paved road access, but is probably about 10 minutes or so from a major highway.
