Where to find comparable cap rates and build out your modelling assumptions
Hi everyone,
Pretty new to this forum and I am currently interviewing for European CRE junior analyst roles. My questions are;
- Where can you find European cap rates by asset and country/city?
- How do you determine ERV market rent growth rates for a particular type of asset, in a particular European country, in a city that is not Tier 1 and where the asset is not in a prime urban location?
- How do you determine opex growth rates by expense/asset/country/city?
- How do you determine vacancy rates by asset/country/city?
- How do you get a feel for the Debt market in Europe and the the types of terms being offered by various institutions based on deal value/asset type?
If you do not have relationships with any brokers in the region, how would you acquire each of the above. Are there any specific data sources people can share?
