Looking to break into a direct investing role and have been taking modeling courses with break into CRE by justin kivel. Courses are good but I want to practice real life implications. Anyone have any tips on where to find some sample OM’s for various property types? Also, maybe a dumb question, but would brokers provide me with old OM’s that have confidential info redacted?

Just google it...Also many brokerages have online listing services and you can sign the NDA online. You'll get access to the OM through that as well. For instance, CBRE has CBRE Deal Flow where you can see deals and get access by signing the NDA.

Yeah, they don't care. Also, if you get on some broker mailing lists in the area that you'd like to work you'll have more OMs than you know what to do with that will be relevant to positions you're applying for. Go check out loopnet, that's a good place to start.
