Where would you invest $100mm
Curious to see how folks would think about investing $100mm in real estate today given rising rates, associated pressure on prices, and other macro factors creating considerable headwinds across sectors.
We are seeing the most opportunity in food groups with less opex that are less prone to rising inflation but can still benefit from rent bumps.What are other folks thinking?

Fortress is buying existing loans from lenders at significant discounts; hitting double digit yields. Seems like an interesting strategy in this environment
What lenders are currently selling loans at discounts?
Not sure on the exact details. This is just what our capital advisor (CBRE, Colliers, JLL, Newmark) told us. I know the sellers are banks who were expecting to have those loans paid off by now, but due to market conditions, the borrowers were unable to refinance/sell/etc.. to pay off the loan
$100M in liquidity will be gold in a year. CRE gonna be a blood bath - opportunities will be everywhere.
Most of the major opportunistic managers are allocating heavily to NPLs and looking for REOs. EU will likely be worse than the US.
There are some places to hide but not many.
