Residential is extremely fragmented ... just go look up the top MF owners ... they still won't own a large % of the overall MF sector.

SFR: Pretium (Progress), Cerberus (FKH), Tricon, Invitation Homes, HPA, Amherst etc. I'd just go it finsight and see the securitzations. 

Institutional is still a very very low % of all properties, most are owned by mom and pop. Other funds are coming into the fold, too (Nuveen, Fortress, KKR) and there are larger regional players (Camillo, Kinloch Partners). Blackstone getting back into it after INVH, blackrock has preferred equity in Tricon

Attom has good info for fix and flip. MLS data only has an institutional flag Y/N
