Just for fun.. You are ready to hang a shingle and start your real estate investment firm. Including yourself, you can only have a 3 man team. What skill set/background would your members have? Bored and want to brainstorm this a bit.

The child of a billionaire real estate owner/operator and a construction-focused person. Could do without the construction person.

Assuming that this is a development shop, I’d partner with a precon expert and an leasing broker/asset manager.

Break the development process into three distinct phases with each partner having ownership over their phase.

1) Acquisition/Underwriting/Pre-Development/Capital Markets 2) Construction 3) Leasing/Asset Management/Disposition

 

Actually in the beginning phases of starting to analyze deals with a 3 man team. Looking mainly at value add 2-4plexes, nothing too complex and relatively inexpensive. We're all in our mid 20's so this seem like the logical starting point for us,

1) Acq/UW/Dispo/AM 2) All aspects of the construction process 3) Accounting/Cap Markets/AM

1&3 will essentially be doing everything together, relatively similar skill sets as individuals and all of those tasks kind of go hand in hand. Biggest headache we foresee (other than finding deals in this market), will be property management.
