Wholesaling Single Family Properties?

Been hearing some people in real estate are doing wholesaling with residential properties. Where a person is like bird dogging distressed properties with a motivated seller and getting it the property under contract for a discounted price and then assigning the contract to an investor and making money on a spread. 

Has anyone heard of some one that did wholesaling before or is it just social media gurus being full of crap trying to sell a course?

Wholesaling exists and some people can make quite a chunk of change doing it. Although it's a huge grind. Having to go door to door or send out mass letters and dealing with owners without any professional representation. Tbf it feels kinda scummy to me but there are some situations where sellers really do just need cash within the next month and are willing to sell quickly (but often seller is uneducated and wholesaler takes advantage).

 

Lmao everyone makes it out to be a walk in the park. There are millions of homesellers out there and some of them may need liquidity - that's the whole value prop behind opendoor and offerpad. 

To answer your question - yes you can make a lot of money wholesaling single family properties, but you often only see people who have survived. Also if someone is trying to sell you a course... buyer beware.
