Summer Intern or Summer Analyst on resume?

So I am just wrapping up my position at a decent sized real estate development firm in the Asset Management and development/financing group before I go off to school where I will be a junior. I am wondering if I should put summer analyst or summer intern on resume.

My work schedule is changing sometimes I work 20 hours a week and other times 70 depending on how much needs to be done. I do a lot of the same tasks that even my department heads in asset management do such as inputing tenant surveys, updating/formatting excel and due diligence/compliance on properties.

Just recently (past two weeks) I expressed interest in working in the finance side to get some modeling work in. On the development/financing group I have created excel models to project debt schedules on properties and have also assisted in creating models to project future earnings and cash flows. In total I would have spent 3 weeks with the financing team.

I have had some decent modeling experience in the past so I had an easy time understanding the projects. However my internship isn't structured like a typical sa position and I kind of just ask department heads if I could work with them.

Anyone have any advice. I'm applying to bb soon for sa roles and go to a top tier public with limited ocr. Need to stand out the most.

Thanks.
