Non target to MS to MBA?

Hi All,

Profile: 28 UG from one of the better SUNYs - 3.23 GPA Finishing up part time MS in real estate at NYU/ Columbia - expected 3.6-3.7 GPA Few years working in residential real estate followed by a research analyst role at JLL/Cushman/CBRE, will likely transfer to brokerage or a financial analyst role in capital markets soon

Considering an MBA as a way to break into a top landlord or real estate PE/IB, or simply get looks from top teams in brokerage, the kind where you are put on the big league deals out of the gate. Seems the MS didn't do much for career advancement, although the education and network make it semi worth it.

Only interested in going further into debt for a top 10 or so.

Wondering if the MS will help make up for the non target UG and low GPA?

What GMAT score (if any) would help me?

Very late to the game, had sub par grades in hs and spent my early career hustling to make up for it.

Any hope here?
