Not sure why this is in S&T, but I guess you are involved "in a trade".

my tips would be:
do a comprehensive analysis of cost of ownership. all taxes, HOAs, etc. It was way more than I was expecting.

check out the neighborhood on a busy Saturday/Friday night. you'd be surprised how bad it can be on weekends compared to a work day.

check all digital sources for culture/crime/data around that spot

plan ahead for your life more than you think. Most people stay longer than expected. If there is a kid coming  in a few years or another car... plan ahead for space, etc

 

Get a good inspector and get the owner to fix things before you get in. If they fix it, get receipts and contact info from professionals they used - do no accept DIY shit, it will break.

If they can't fix it, get a credit on the purchase price. 

Figure out all of the utility and service providers before you get in. Ask them for the companies they used, the company should be happy to keep the relationship. 

Things will cost more than you expect to fix, so be prepared for that.

It's definitely a huge ass-ache but totally worth it.
