100m+ deals Co-broke
How would one go about co-broking large deals when you're representing international buyers on a non-exclusive basis? Most of these deals are repped exclusively by CBRE, Eastdil and Cushman so will they accept co-brokes on these deals? I ask because I was connected with this large International insurance company who is looking to buy their first deal in the US. They only buy assets over 100m and that's extremely hard to source myself as I moved out of I-Sales.
You can have a separate agreement where they will throw you a bone for shit you source. Only buyer would pay you
In my experience, none of those "bulge bracket" investment sales groups will pay a co-brokerage commission. Combination of arrogance and greed.
There is no reason to. Chances are they are reaching all the buyers they care about anyway
I agree, but irrespective of that fact, there is still a level of arrogance at those shops especially in core markets.
Commission agreement with the buyer?
So essentially, there is no way to really do this that's enforceable because they don't currently have any assets in the United States. Does anyone know of an I-sales division that does large deals likes this on a non-exclusive basis ?
