Asset Manager Real Estate Analyst Interview

I have been interviewing with a firm that is a 40+ Billion dollar firm AUM for an analyst position in asset management. Part of this process requires an hour long test in which I will need to use both excel and power point. I was curious if anyone could shed some light on what this test could be comprised of as it seems to be a unique structure to me.

I do know that dealing with investor reporting will be part of the job if I am fortunate enough to get the role, but I am not sure at what level this would be and it would seem to me to not make sense to test this.

I just had one with an asset manager psoitin for a 40b aum investment manager, so very similar to your test. I dealt with mostly finding month to month variances, figuring out areas within revenue and expenses to improve upon, a lot of qualitative questions like what do you consider a good property manager, and doing a simple waterfall with returns. I didn't do a PowerPoint but I think it woiuld be to demonstrate your understanding of areas affecting the propertys performance and understanding what could be improved (I. E. Economic occupancy, rent lifts, expense ratio, profit split, how to deal with many properties at once). Also maybe know how to calculate investor capital accounts with variables such as returns of capital and capital calls. Let us know how it goes
