Both Cardone and Kiyosaki are very much legit. I've read a good amount of Kiyosaki's Rich Dad series. The tax book is great. Listen to a few of his affiliate's podcasts. I don't follow Cardone at all since he's a motivation dude and I don't need motivation. But he makes tons of legit money in REI.

Watched some YouTube Clips on him to check it out...

He quotes a stat that 75% of people who invest in stock lose their money. Then proceeds to claim he can 5X your money without risk to the initial investment. "1M buys 4M" worth of Real Estate". It always rubs me the wrong way to listen to guys pump up unsophisticated investors and make it sound like money not at risk. Reminds me of a house flipping seminar.

He's a high energy guy who makes his living from sales (motivation content, public speaking, seminars, etc.) and absolutely fucking crushes it as a sponsor putting together real estate deals (multifamily). I have seen a few of their deals and know some folks who have done business with them. I think his group owns like 5,000 units.

I had a flair for languages. But I soon discovered that what talks best is dollars, dinars, drachmas, rubles, rupees and pounds fucking sterling.
 

He’s legit. He was a car salesman turned real estate investor. One of his big businesses is selling products that teach companies how to train employees to become better at sales. He owns several hundred million in real estate. I don’t exactly listen to him for the motivation, more so for the knowledge he has. His book, Be Obsessed or Be Average is pretty good. He’s much better than the guys you see on social media who rent expensive things pretending to be wealthy and try to sell you a program (ex. Tai Lopez).
