Interview Question - Pitch a deal, what makes it good or bad

Hey guys, young RE professional with the task of pitching a live deal in an interview. This can be any deal I've worked on in the past and why I think it's a good deal vs not. This includes how I would capitalize it. Not too many specifics on the pitch itself, I think they want to see my thought process even if it's wrong.

Anyone have any experience with this? Any advice on what to read/learn to be able to do this?
