Investment Pitch Help - Interview

I have been interviewing with a smaller real estate investment advisor and he is coming to my university (he is alumni and has other business) and wants me to give him "an elevator pitch, as well as the 5 minute pitch", by choosing between 2 different properties.

I do not have much experience at all doing this. Any help at all would be much appreciated whether it is help with selecting the investment or delivering the pitch. Thanks.

 

Elevator: you have 30 seconds, you can't get into the details. Highlight total cost to him, profit he stands to make and how long it will take, product type/location, thesis (in 1 sentence, why is this a good opportunity vs. the millions of others out there).

5 Minute Pitch: Expand on the above, following generally the same structure but you can afford to get into more detail.
