RE PE Technical Interview Questions

I am interviewing with a mid-size RE PE firm this coming Thursday specializing in Multifamily and Hotels. I am coming from a debt fund, but with a prior internship with a small RE PE group. Below is a list of technical questions that I think I could get:

-Explain IRR (Levered and Unlevered), Equity Multiple and Cash on Cash Return and the strengths/weaknesses of each metric
- Explain the relationship between IRR and NPV
- Explain a waterfall structure and why it is utilized in real estate investments
- What is a Cap Rate and how is it useful for real estate investment
- If NOI is held constant and the Cap Rate increases, what happens to property value
- If two properties are located next to each other and were built in the same month, do they have the same value- why or why not
- What are the main sector drivers for MF and Hotel

I was wondering what else you think could be asked, and what technical questions aren't covered by my list. Thank you!
