Replacement Reserve Forecasting
How would I forecast capex/replacement reserves for a given situation: multifamily, single tenant, and industrial. Any resources or links? I accounted for TI already just want to figure out capex. Thank you very much.

Career Resources
Newer multifamily is $250/Unit. older can be $350/unit. Brand new could be $200/unit. Cap reserves for all property types should be inflated YOY.
Single-tenant, assuming the LL is only responsible for the structure, I bet you could get away with $.10/SF.
Industrial is about the same as single-tenant.
Thank you very much. Just to confirm it would be about 10 cents/psf/year for industrial rather than monthly.
Yes - all metrics shared above are annual. Per fatboy_cre it really depends on the deal. Those are just general guidelines. An old full service office building could see as high as $.25/SF/Yr reserves as an example.
