Southern California Graduate Schools Saint Mary's College Pepperdine USC MSRED

Currently I am looking into graduate schools

Pepperdine MSRE
Saint Mary's College of California M.S Finance Combined MBA Dual Degree Program
Saint Mary's College MS Finance now STEM approved according to an email I got from admissions director
USC MSRED (Real Estate Development)

My interest is real estate I plan to get my mortgage license.
Already have my realtors license. Moving forward to getting mortgage license
Will be graduating from Fordham this Spring in an Economics degree.
Spent 4 years active duty
Have a couple real estate properties.

Overall plan is to find a graduate school I can benefit from in the long run. I like having options which don't have to set me stuck on one path. I like Finance because it can be applied to anything. If I do get in what are my best options with school? I plan to stay in Southern California.

I am attracted to USC MSRED but am afraid I won't get int due to low GPA. And pending on GMAT
Saint Mary's looks doable and what attracts me is there M.S Finance program is now STEM approved and can be used for a DUAL in an MBA. Which gives me options but my concern is the prestige level of the school.

My stats are 2.8 GPA low.
GMAT have not taken

Any input would be great.
