Using Pitchbook for prospecting?
Any experiences leveraging Pitchbook to prospect PE Firms that target lower-mid/mid-market acquisitions for Sale-Leasebacks?
i.e. Car Washes, Gas Station/C-Stores, Restaurant Concepts, etc.

It's probably too expensive for most real estate folks to buy access to it. I priced it recently and would love to have it, just for helping to predict future office demand in our markets. Too expensive for that through. I do think the world is moving this way as groups look for an informational edge.
Do you mind sharing the pricing you were quoted?
Our group uses a platform for new development leads (primarily used by GC’s, engineers, etc. to bid on projects) that seems similar in a way, at least for how we would use it to prospect. It’s a bit pricey as well but the informational edge (as you put it) is a great way to stay ahead in such a competitive space.
Like $45k for six users. We'd likely want to replace our Preqin subscription with it, but our fundraising team does not think Pitchbook is as good for real estate... we get a lot of inbound requests from our track record on Preqin.
Work in permanent capital/roll up type environment. Great for prospecting, really detailed stuff from financing/transaction details that would otherwise be more difficult to come across (debt maturities are a really cool one). Prospecting is great too, has a lot of added value, but depends how niche your targets are. In my firm’s case, we are extremely specific about our criteria and we still found benefit in Pitchbook’s prospecting tools, albeit with some downsides related to the specificity of our searches. As for the examples you mentioned, I would definitely suggest it. You can look into having your firm go on a trial. Again, I don’t have PE experience so I can’t attest to its usefulness, but for our acquisition purposes it’s great.
