Commercial PACE Financing
I am a new analyst at a boutique investment bank in Philadelphia that finances Commercial PACE loans and bonds. Most of the deals we see are through brokers, in order to generate my own leads I have been reaching out to developers directly.
I am having trouble gaining traction with developers - the main point of this post is to gauge the awareness and interest commercial developers have in the C-PACE product.
For those who are not aware, PACE financing is a voluntary tax assessment placed on the property. The financing can be used to replace mezzanine debt in a projects capital stack, typically we are able to fund about 30% of a projects hard costs and raise the LTC to 85-90%. We typically quote a mid 6% interest rate.
Are developers interested in this lending product? I appreciate the feedback.
