Passive Income in IB?

As a college student, I don’t really understand how analysts realistically devote their time to priorities so I was wondering if it is feasible to invest and have rental properties while working in IB or is there simply no time for that? More generally, is there any time or realistic ability to have a side business or extra streams of income?
