How should I follow up with this connectionn?

So my dad has a client that is a senior VP at CBRE. He told my dad he was willing to talk to me as my dad mentioned I'm interested in CRE. I waited awhile to contact him as at the time I wasn't as interested/invested in CRE as I am now and was busy with finals. Anyhow, about 2 months go by and at this point I am very interested in CRE; I text the guy. He basically says that all internship positions are full but he's willing to still speak with me, he just needs to get it down on his calendar. I explained I was unaware there were any internship positions he was offering and that I'd still like to speak with him. That night, I checked CBRE website to see if there were any other internships posted, and there were. I applied and texted him the following day letting him know. He basically explained that he didn't know anyone in those departments, but kind of made it seem like he would put a word in for me. That was the last time we spoke (through texts). This is about 3 weeks ago now. I never heard back from the applications I made but I still want to speak with him. Should I text him or just call him? What should I say? Thanks in advance

"jpacai" Not to rain on your parade but waiting 2 months to reach out and by text was probably where you went wrong.

I don't disagree with you there; I'm very well aware of that. I didn't know the value of networking at the time, and I didn't know this guy wanted to talk to me about an internship. I thought it was just going to be a casual conversation about the business with some info to get me started. If I knew everything about the business I know now (how important networking is), with the intent that I have now of actually doing this for a living, I would have contacted him ASAP. I went with a text because I didn't want to call out of the blue months after his conversation with my dad. But what's done is done. Do you have any suggestions on what to do from here?

Speaking from experience I would definitely try to still have an informational call. Make sure you are super prepared.

Obviously the internship hiring season is well over by this point but I would set up a call down the road as well maybe after the summer is over. Let the guy know you are still interested in real estate and want to break into the business. Establish some sort of a relationship with him so that when he's referring you to other departments or potentially his that he has a really firm grasp of who you are. I didn't know how important the relationship business was when I was in school either, so its good you figured it out. Good luck!

Do you think I should text to to set up a time, or just call? I feel like I should text first, especially since that's how we have already communicated.

Just because a position is posted online doesn't mean that the team is actively hiring for that position.

Shoot him a text to set up a time to talk. He will probably take control of the conversation and give you some tips and life advice (many senior professionals tend to do this). Near the end of the phone call, ask him to connect you with someone on the team you want to work with.

To piggyback off of what someone said above, be prepared and don't ask a question that can be answered with a simple Google search.

The position that I applied for was posted on their website that same day I applied. But yeah I did go ahead and shoot him a text. I'm just going to ask about what he does and his experience, and tell him what I'm doing now to prepare for a job in CRE when I graduate. Probably go into more detail obviously but that's most of what I want the phone call to go like. And I'll take all the life advice I can get from this guy. He's apparently very successful at what he does.
