What Freshman Internship do I take?

Hi all, I want to move into IB next year and am wondering the best internship I should take for this summer. I have been offered to do either a real estate brokerage internship where I am taught everything through their in house training. Essentially that is CRE concepts with a lot of cold calling. I have also been offered a management consulting internship with M&A experience. Both internships are commission based. The consulting one is apparently also focused on business development and lead generation in the beginning.

It's a freshman internship so you can afford to chill out and not worry about this too much. These would both be good offers, there are freshman who work as golf caddies during their summer and land great gigs sophomore/junior summer based on their extracurriculars/GPA.

If you want to do RE IB, then the RE job, otherwise probably the management consulting one as it will give you exposure to the M&A process. I am confused about why a management consultant is working on M&A transactions but what do I know.
