What is your responsibility to your employer?
The short version:
I manage about 30 commercial real estate centers across the West Coast. I have been in this position for 10 months now. While I have learned a ton, property management is just not where I want to be. There is very little in terms of pay, promotion, and career track; not to mention you are constantly the bad guy with tenants, vendors, and the property owners. You are constantly on the losing side, at least with my portfolio. I want out, and I want out now.
The Issue:
I took this position with a company I interned for in college, so I feel a bit loyal to them, even though I was paid zero in college as an intern and I am currently paid very low now as an employee. If I were to look for a new position (which I am), I would be giving my 2 weeks and leaving them in a VERY bad situation (how will they find someone to manage 30 centers in 14 days, train them, get tenants and vendors to realize I am gone and someone else is here, etc)
I would ultimately be severing all ties with the owners of the company and the owners of the properties.
Business world reality:
So, what is the reality of the business world? Should I care that I am leaving after only 10 months if I find a better opportunity? Should I stick it out longer? Should I inform them that I am looking elsewhere, even if I have nothing lined up?

I made a bad mistake. Have a job lined up first no matter what. End of story.
Your loyalty should be to yourself first. Saying anything before you have something else lined up rarely works to your advantage and almost certainly does not in this case. You don't owe them anything. Think about it: you have loyalty to a firm that paid you nothing at some point. How much do you think they value you?
