£1050 for an en suite in a 2 bed ground floor flat bills inclusive. Its an old house though..
Any good places to find value in 2025? Would appreciate any general pointers on places with good quick links to the city.
Specifically I’m looking for a 3 bed below £3500 including all council tax and bills….
3500 with ct and bills is a bit of a stretch unless you want to live pretty far out

The only way you're going to find anything even close to this is in East or South London (edge of Zone 2 probably) with a 10+min walk to the nearest station.
Stratford/canning town for example would fit these parameters. Stratford especially has great transport links. But you have to live in Stratford/Canning Town.
You could also probably find something in Clapham, but not close to a station. And you have to deal with commuting from Clapham, which I hear is hellish.
Carina House fits this specification, 1200 each inc bills. Stratford Olympic Village. Search it up.
You should try anything on the east/west end of the Elizabeth Line. Or the North or South tip of the Northern line.
