I've never done it but I have seen a few leases and know that there are a lot of major players in the space.

From what I've seen leases are typically long term, ground leases. Think 15 years where they get the right to put their tower up on your property. I've also heard of owners keeping their land but selling the rights to the lease to a third party, usually as like an easement.

 

Never sold one or executed a lease for them.

A couple of properties I used to lease for had them already on them when I got the assignment. I've merely read through the leases, don't really have too much more information than what I've given you.

If you're a broker, it might be helpful to drop a line into some acquisitions guy at like Crown Castle just to see what they look for when buying one.

 

Active space. Main players lease advisors, wireless capital partners, grain capital, crown castle, landmark dividend. Towerpoibt capital. Used to be a super lucrative market with 4-8x returns. Almost impossible to get that in us now. Dying market

 

Yields compressed where identifying a meaningful transaction was rare. Additionally, these are very small deals ($1MM) so volume is needed to have an attractive strategy to sustain a platform.
