Dreaming of doing your own thing but afraid of failing?

Title says it all. Posting this specifically in the PE forum as the majority of you have already made it to the holy land but are risk averse (like myself).

Would love to start a discussion around this topic.

We all have the thought at some point, but we’re all also massively risk averse lol. 
 

I’ve been drafting together some basic theses / criteria / ideas for myself, because I do think that now is the perfect time to take a risk like this given valuation levels & the amount of capital on the sidelines (especially from third party equity providers looking for deal by deals). 
 

I’ve seen countless friends who took the Real Estate path have success with their own micro funds or independent sponsor model, but the barrier to entry seems much less. For me, for example, I have 6+ years of heavy ops focused value drivers for lmm platform investing…8 if you include seeing the sellside during IB. However, while I can absolutely talk the talk and most likely walk the walk, I don’t have a true 5-7 year hold and exit at one firm. 
 

With the right asset at the right price with the right thesis and ops improvement model, could I get a deal or 2 done…maybe. Is it a sure thing, absolutely fucking not lol.
