Help with Transfer Decision and Career Path

I completed my freshman year at IU Kelley and performed very well, earning good grades and being actively involved in various finance-related clubs and competitions. I recently got into USC Marshall for transfer next year and committed, but I was also waitlisted from NYU Stern and will hear back by August 1st. I am interested in pursuing a career in real estate finance, ideally at a large private equity firm like Blackstone. I'd like to know what steps I should take in this scenario and what my best career path is. I know everyone pushes IB going into PE, but would a real estate brokerage role also help when wanting to go to a REPE place like Blackstone? Also, looking ahead to the future, how is AI going to affect everyone in this field? Will analyst roles start being replaced by AI that can do PowerPoint and Excel models in seconds and easily listen to feedback, or does it look like things will stay as it is now for the foreseeable future? Sorry for the multiple questions, but I was just wanting help with this. Thank you in advance.
