45min modeling/skills test
I have a 45 min modeling and skills test coming up for a REPE shop.
Seems like a very short amount of time for such a test, does anyone have any insight as to what this could consist of?

It's likely a brief case study that will require a quick and dirty dcf model in excel with a few brief questions about the results. Most of the modeling tests that are shorter in duration are the excel and financial component to test your knowledge of dcf, IRR, NPV, Profit, and Equity Multiples. Does the firm specialize in a specific property type? I'm guessing it will be property level detail or will have a very simple waterfall given the short amount of time.

Took it today, it was not like you described to my surprise.
What did the test consist of then?
Had a populating data tables portion, create a chart, then was given a 2 month I/S and had to find rev, exp, NOI, FCF, come up with reasonable leasing and cap cost assumptions, and then a narrative that was what questions would you ask property management and a short write up on property performance
