A Chartered Quantity Surveyor Piviot on Real Estate Asset Mangement /Development Manager role

Hello

I am a chartered RICS & PQS quantity surveyor with 9-year experience across Asia and North Amercia. I will also get PMP next month. I am residing in Canada.

I am planning to change the role from QS to real estate asset manager or development manager. When I look out the job market today, entry and associate level role are hardly available. What can I do in the current market ? Actively networking or go further study in Msred or MBA ? Do i need to pursue modelling course like A- CRE/REFM to get me prepared ?

Hope someone to give me advice.

Cheers

Ahoy there! Transitioning from a Chartered Quantity Surveyor role to a position in real estate asset management or development management is indeed a significant pivot, but it's not out of reach, especially with your rich background across Asia and North America, not to mention the upcoming PMP certification. Based on the most helpful WSO content, here are some actionable steps and considerations for making this transition:

  1. Networking: This is gold. Actively networking within the industry can open doors that aren't visible on the job market. Attend industry conferences, join real estate investment groups, and connect with professionals on LinkedIn. Don't hesitate to reach out to people for informational interviews. Real estate is a relationship-driven business, and many opportunities come through connections.

  2. Further Education: Considering an MsRED or an MBA could be beneficial, especially if you aim to deepen your understanding of real estate finance, development, and investment. These programs not only provide valuable knowledge but also offer networking opportunities and access to campus recruitment. Based on previous WSO threads, many have found that an MsRED is particularly tailored to real estate development and might align well with your goals.

  3. Modeling Courses: Yes, pursuing a modeling course like A.CRE or REFM can be very helpful. These courses will equip you with the financial modeling skills necessary for asset and development management roles. Being proficient in Excel and understanding how to model real estate investments are critical skills in these fields.

  4. Leverage Your QS Experience: Your experience as a Chartered Quantity Surveyor is a unique asset. Highlight how your skills in cost management, project management, and contract administration can be beneficial in asset and development management roles. Tailor your resume and cover letter to showcase these transferable skills.

  5. Consider Starting in a Related Role: If direct entry into asset or development management roles seems challenging, consider positions that are closely related but might have more openings, such as project management roles within real estate firms. This can serve as a stepping stone, allowing you to gain industry-specific experience and move closer to your ultimate goal.

  6. Stay Informed and Involved: Keep abreast of market trends and developments in the Canadian real estate market. Joining real estate professional associations, such as the Urban Land Institute (ULI), can also provide insights and further networking opportunities.

Remember, transitioning careers is a marathon, not a sprint. It requires patience, persistence, and a proactive approach. Your background is already quite impressive, and with the right steps, you can certainly make this pivot successfully. Cheers to your journey ahead in the real estate world!
