Age Restricted Living Development

Anyone have any experience in age-restricted living development? Pursuing a ground deal and someone in our office brought it up as an option.

Wondering what the main differences/similarities are between traditional multifamily and assisted-living. Insight on favorable demographics for this? Typical rent premiums? Amenities/services?

We do a good amount of high-end condo development, and the trend is obviously moving towards empty nesters downsizing- but not everyone can pay $1M for a luxury condo (Midwest). The thought is age-restricted plays into that.
