Analyst Salary Negotiations

Hello All! I work as a retail transactions analyst in a midwest REPE firm. I've been with the firm almost 2 years now and am looking for a decent pay increase. Right now, I'm around 70k with 10% bonus. I've been the sole underwriter for 50+ deals with multiple transactions closed. I perform associate-like duties such as IC presentation, limited deal sourcing, and deal execution. What should I be expecting or benchmarking against?

$100k is minimum wage for real estate finance jobs in 2026. The absolute minimum. I work in the lowest paying market in the United States and still say $100k is the absolute minimum in 2026. Anything less is a sign that the firm is going to treat you like a disposable asset with no climbing ability.

 

I think Chicago vs rest of the Midwest matters. Pretty sure analysts out of college in Chicago are starting around $100k all-in at a Lasalle, Harrison St, etc. Without knowing more about location and the retail firm, I’d target $120k all-in. But realistically, they might need to jump ship to get a meaningful comp increase if they’re currently at 70+10%. A jump to $100k would mean a 25% increase, which is on the high end for a junior level promotion.
