Appraisal Exit Opp

Hello all, currently a little over a year working appraisals at a medium sized shop. Graduated non target, have learned what I could thus far in my role, but have known since day 1 I wanted to eventually end up in IB. Over the last year I have learned more of other career paths due to connections etc. I would like to end up in a REIB role or even PERE if I am able to finesse that kind of opportunity. Any thoughts on how I should go about this? Seems quite difficult but I am willing to put in the work. Feel free to PM if you have have a similar experience. Appreciate any feedback.

You could go lender or brokerage route. I don't discount anyone for their background so when I was in PERE I would have considered you the same as anyone, but unfortunately I'm not sure that all groups are that way.

I think a transition into a junior level role at a lending group or brokerage is very doable though, especially if it's the same market / product type.

How many years did you spend in appraisal and how did you prepare for the transition to REPE (specifically technical skills)? And were you appraising the same asset class that the REPE firm you joined targets? My background is mostly in underwriting agency loans and currently in appraisal, but looking to make the switch to a more technical role in D/E, REPE, or maybe IS. Currently teaching myself how to build models from scratch and get down to unlevered and levered IRR, EM, etc., with sensitivity analysis and how to build dynamic amortization tables (was already built for us in my lending role). It has been coming pretty easy but wondering if there's anything else that would help prepare? Thanks in advance
