Appraisals from top firm -> asset management/acquisitions or development

I recently took an appraisals job from a top firm over an analyst role at a small ownership group. I am quickly learning that while I find the job a good learning experience (basic DCF, Argus, cap rates, zoning, highest and best use, feasibility analysis, etc.), this is not something I want to do in the long haul for my career. I want to eventually either work in Asset Management, acquisitions or development for an institutional group. I am going to commit a year or two to this job but after that what should I do to bridge the transition? I was thinking about getting an REFM certification for excel. Try to learn debt analysis, IRR, and waterfall modeling the best I can. I will try to use my argus account for fake case studies too outside of work as well. Also potentially get an MBA or MSRE/MSRED. Let me know your thoughts on the career path. Would love to hear insight. Thanks
