Are you given tenant financials when buying NNN ?
If I’m acquiring NNN asset, am I as the buyer privy to the tenants financials such as balance sheet, income statement, etc? Trying to underwrite the credit of the tenant. Will the broker have this or do I have to make assumptions? do only lenders receive this info?

Yes. It may depend upon how the in place lease reads. But I would 100% ask for tenant financials. Have the broker reach out to the tenant to obtain tax returns, bal sheet, P&L.
