Argus Commissions Question

I need to log a commission payment as 3% for the first 10 years and 1.5% for years 11-15. It is a NNN deal, and the commission includes a $24 constant gross up on the rent for RE tax/OPEX. Am I right in the following methodology??
-select lease year % in unit of measure
-enter 3% for lease years 1-10, 1.5% for lease year eleven--the argus input only allows for 11 years, will it calculate 12-15??
-check the box for reimbursements? how do i let argus know it needs to use a specific/constant gross up number for opex/tax?

Yes. I just constructed a factitious tenant in an argus model to test it.

If you check the reimbursement box, LC's will include base rent & reimbursements in its calculation of leasing commissions & argus will calculate however you structure the reimbursements x LC %. If they are paying $25psf in reimbursements, then the LC's will be calculated on base rent + $25psf in reimbursements. Unsure if there is a way to have a constant gross up number to calculate LC's on opex/tax.

You may have to compute in excel and then hard code this amount in argus.
